The "Tired Landlords" preset sets tired_landlord: Yes which matches owners holding 3+ parcels where the majority are absentee. Adding Marion County as a location filter narrows the statewide results to a local campaign.

Results default to Lead Score (high to low). Eight other sort options: Lead Score ascending, Years Owned (longest), Acreage (largest/smallest), Assessed Value (high/low), Address (A-Z), and Most Recent Sale. Each row links to the full property report.
Three tiers: Hot (≥ 60), Warm (≥ 35), Cold (< 35). Each parcel shows every active signal with its weight so you know exactly why the score is what it is. Methodology published at v2.4.
Click "Skip Trace" on the property report. The platform queries one of four supported providers and returns phone numbers, email addresses, and mailing addresses. Results are cached, subsequent lookups for the same owner are free.
Click "Save as opportunity" to add the parcel to a saved property list. Name it "Marion tired landlords Q2 2026." Set diff alerts so you're notified when the nightly refresh surfaces new parcels matching the same filter.
Export the entire list. CSV includes: owner name, property address, mailing address, phone, email, lead score, entity type, years held, acreage, and assessed value. Ready for direct mail or CRM import.
After outreach, log the call as an activity. Activity types include: call_outbound, email_sent, mailer_sent, drive_by, note. Outcomes: answered, voicemail, no_answer.
