A solo listing agent in Indianapolis covering Marion and Hamilton counties. Annual production of 15-20 residential listings. Prospecting is the primary source of new business, this agent farms neighborhoods and contacts off-market sellers directly rather than waiting for MLS referrals.

The agent was paying for four separate tools: a county assessor data subscription, a skip-trace provider, a comp report service, and a spreadsheet-based CRM. Each tool had its own login, its own data format, and its own refresh cadence. Building a prospect list required exporting from one tool, importing into another, and manually cross-referencing records. The workflow took hours and the data was stale by the time outreach began.

Each parcel shows the 12-signal lead score with active signals and their weights. Three tiers: Hot (≥60), Warm (≥35), Cold (<35). The agent sees exactly why the parcel scored the way it did.

Skip-trace the owner and pull comps
Click "Skip Trace" for phone and email. The property report already has sold comps pre-loaded, median sale price, median $/acre, match scores. The agent runs the Fix & Flip calculator with ARV from comp median.

Save to a list, log the call, track the deal
Save the parcel as an opportunity. Create a contact from the skip-trace result. Log the first call as an outbound activity with outcome (answered/voicemail/no_answer). Move through pipeline stages as the conversation progresses.

  • Comp data comes from Indiana SDF. 4.4 million sale disclosure records from the state, not a third-party estimate. Deed type and parties preserved.

A high-volume wholesale operation in Indianapolis focused on off-market residential deals. The business model depends on outbound outreach to absentee owners, the faster a contact list is built and traced, the faster deals enter the pipeline.

Building a targeted outreach list required manually searching the Marion County assessor website, copying records into a spreadsheet, then uploading that spreadsheet to a separate skip-trace service. The assessor site doesn't filter by entity type or occupancy status, so the wholesaler had to review records one by one. A single campaign took a full day to assemble.

  • Data is refreshed nightly. The Marion County parcel index is pulled from the county ArcGIS and Indiana DLGF every night. The list is current as of the last refresh.
  • Skip-trace caching prevents double charges. Every successful lookup is cached. Running the same list again queries only new or changed records.
  • Entity type is resolved from owner name patterns. LLCs, trusts, estates, and individuals are categorized by the platform's entity parser, not self-reported.
