Getting started
What is Blue Belmont?
A parcel data platform for Indiana real estate. We index 3.54 million parcels across all 92 counties with owner names, assessed values, sale history, zoning, flood zones, and a 12-signal lead score. Agents, investors, and brokerages use it to prospect, analyze deals, and track their pipeline.
How is this different from PropStream, BatchLeads, or county GIS sites?
Three ways. First, we pull directly from each county's assessor system every night, no third-party aggregator lag. Second, the lead score methodology is published and auditable, not a proprietary black box. Third, the entire workflow (search, list, skip-trace, call, pipeline, comps, deal analysis) is in one platform with one login.
Do I need a credit card to start?
No. The 7-day trial is completely free with the full Pro feature set. No payment information required to start.
What happens after the trial?
Your account downgrades to read-only mode. Your saved lists, searches, and pipeline data are preserved for 30 days. Subscribe to restore access.
Data and coverage
Which counties are covered?
All 92 Indiana counties. Every county assessor system is mapped and refreshed nightly.
How fresh is the data?
Parcel records, assessed values, and owner information are refreshed nightly from county systems. Sale disclosures are pulled from the Indiana Sales Disclosure database as they are filed. Federal layers (FEMA, USGS, Census) are updated on their respective publication schedules.
Where does the data come from?
Every record comes from a primary government source: county assessor GIS endpoints, the Indiana Department of Local Government Finance, Indiana Sales Disclosure Forms (STATS Indiana), FEMA flood maps, USGS hydrology data, USDA soil surveys, and the US Census Bureau. Nothing is scraped from third-party aggregators.
Can I export the data?
Yes. Pro accounts can export up to 10,000 rows per download as CSV. Enterprise accounts get priority support and expanded export options.
Lead score
How does the lead score work?
The score is a weighted sum of 12 motivation signals: absentee owner, years held, tax delinquency, estate filings, sheriff sale history, vacancy indicators, owner type (LLC, trust, individual), portfolio size, and four more. Each signal has a published weight. The total is capped at 100 and bucketed into tiers: hot (60+), warm (35–59), cold (<35). Version 2.4 is the current model.
Can I see why a specific parcel scored high?
Yes. Every property detail page shows the full signal breakdown with the individual point contribution of each factor. You can also hover over lead score badges in search results to see the top factors.
Platform and workflow
What is a lead list?
A pre-built filter preset that finds parcels matching a specific motivated-seller pattern. For example, "Absentee LLCs" filters for LLC-owned parcels where the owner's mailing address is outside the county. There are 20+ presets covering patterns like tired landlords, estate properties, bank-owned (REO), long-term holders, and vacant land. You can also build custom lists.
How does skip tracing work?
Click "Skip Trace" on any property to look up the owner's phone number, email, and mailing address via our connected provider. Results are cached so repeat lookups are instant. Skip-trace usage is included on every paid county bundle.
Can multiple people at my firm use the platform?
Each person has their own account and subscription. Brokerages with multiple seats can contact sales for volume pricing.
Billing
What are the plan options?
1 County at $40/month, 5 Counties at $100/month, or All Counties at $180/month. Every plan includes the same feature set, the difference is how many Indiana counties you can prospect. See the pricing page for full details.
Can I cancel anytime?
Yes. Cancel from your account settings page. Your subscription ends at the close of the current billing period. No cancellation fees, no retention calls.
